295-297 Springvale Road, Glen Waverley, Victoria

The site of 4,400 square metres of freehold land is located on the corner of Springvale Road and Kingsway Glen Waverley. Glen Waverley is approximately 23 Kilometres south east of the Melbourne Central Business District. Springvale Road is a major north-south traffic artery which extends throughout the eastern suburbs of Melbourne. It is a six lane, divided highway for the most part, including the subject property frontage.

The property is generally situated at the south-eastern edge of the Glen Waverley District Centre, which includes a railway station, terminal and bus interchange, a variety of traditional strip shops and first floor offices, extensive off-street car parking and the regional "Glen Shopping Centre". Adjoining the property immediately to the north, is the municipal offices and library of the City of Monash, Century City Walk retail complex incorporating a six level hotel building fronting onto Springvale Road (Novotel Glen Waverley), together with the 10-screen cinema centre and six smaller tenancies.

Glen Waverley would be described as a comparatively affluent middle class residential suburb within the Melbourne metropolitan area. It is virtually fully developed with some pockets of in-fill residential development occurring on disused school sites. Intermittent redevelopment is also occurring, as older style houses are replaced by new dual occupancy residential developments.

The project is a development of a 6 storey building incorporating a 3.5 star IBIS Hotel and office uses with 250 associated undercover car parking and landscaping. The IBIS Hotel comprises 155-rooms to be completed at a standard above the usual for the IBIS branding, having larger guestrooms in order of 22.7 square metres along with a higher grade of fitout. The property fronts Kingsway and Springvale Road with Hotel access via a porte cochere linked via a carriageway from Kingsway while the office access and entry is via a carriageway from Springvale Road.

The ground level will provide the hotel entry and lobby together with reception, back of house facilities, lounge/bar, meeting rooms and an outdoor dining area. A further portion of the ground floor accommodates further car parking with access from both the Kingsway and Springvale Road.
